It sold 274 units across Noida and Gurugram versus 24 a year earlier, with collections of around Rs 560 crore. The company plans major Noida and Gurugram launches in Q3 and Q4, spanning millennial homes to senior living priced Rs 3.50-35 crore, and aims to add 2 million sq ft of residential space yearly. MAX ESTATE TO JOINTLY DEVELOP 9.76-ACRE PROJECT IN GHAZIABAD

MAXESTATES
has entered into a binding Memorandum of Understanding (MOU) for a proposed joint development agreement (JDA) for a 9.76-acre land parcel in Indirapuram, Ghaziabad, with an estimated gross development value (GDV) of ₹2,500-3,000 crore. The proposed project has a super built-up development potential of approximately 1.5 million sq ft. The transaction will be structured on a capital-light basis, with the landowner compensated through a revenue-sharing arrangement. The transaction will mark the company's entry into Ghaziabad, expanding its NCR presence beyond Noida, Gurugram and Delhi. The company's share price has surged over 60% in the last two months, thereby showing a strong buying interest in the stock.

Max Estates: ₹3,000 Cr Ghaziabad Development

MAXESTATES
plans a 1.5 million sq ft project in Ghaziabad with estimated GDV of ₹2,500–3,000 crore. Max Estates has entered into a binding MoU for a proposed Joint Development Agreement covering approximately 9.76 acres in Indirapuram, Ghaziabad. The proposed development has around 1.5 million sq ft of super built-up potential and an estimated gross development value of ₹2,500–3,000 crore. The transaction remains subject to due diligence, approvals and execution of the final JDA. The development expands Max Estates' Delhi-NCR residential pipeline into Ghaziabad. The structure is also relevant because the company is pursuing the project through a development arrangement rather than purchasing the entire land parcel outright. My view is that the ₹3,000 crore figure should not be treated as immediate revenue. The project still needs approvals, a final agreement, construction and eventual sales. The key question is how quickly Max Estates can convert the development potential into bookings and cash flows. I will watch the final JDA, regulatory approvals, project launch and booking velocity. Stance: Tracking the project for approval, launch and monetisation progress. Disclosure: Add your actual holding, position or interest disclosure before publishing.

Max Estates to acquire 84.71-acre land parcel in West Delhi

Max Estates has entered into Share Purchase Agreement to acquire the entire ownership interest, in promoter-owned land-holding companies that together own around 84.71-acre land parcel in West Delhi. These promoter-owned land-holding companies are Trophy Estates, TVP Investments, Hometrail Properties, TR Asset Ventures, Wegmans Business Park, Seven Heaven Buildmart, Vitasta Estates, Trophy Resorts & Guest Houses and Synergy Infracon. Post this transaction, each land-owning company will become a wholly-owned subsidiary of the company. The land parcel has an estimated Gross Development Value (GDV) of around Rs 10,000 to 12,000 crore over next few years. The acquisition is structured non cash share swap transaction wherein the consideration is discharged entirely through the issue of the company's own equity shares, is subject to shareholder approval and in-principle approval of BSE and the National Stock Exchange of India. Consideration will be discharged through the issue and allotment of around 70 lakh fully paid-up equity shares of face value Rs 10 each at an issue price of Rs 597.50 per share, aggregating up to around Rs 420.2 crore. The company currently has a residential pipeline of Rs 16,150 crore of GDV from Q2FY27 and it is targeting for next phase of growth in presales and pipeline, a trajectory that requires continuous replenishment of developable land in a market where large, contiguous parcels are increasingly scarce. Delhi in particular offers among the last available sizeable land parcels in the National Capital Territory, most of Delhi's growth land having already been absorbed into the Delhi Development Authority's land-pooling framework or built out.
