Juniper Hotels to acquire Novotel Imagicaa for ₹248 crore

JUNIPER
has approved the proposed acquisition of Novotel Imagicaa in Khopoli, Maharashtra, for ₹248 crore. The 287-key operating hotel is spread across about 11 acres and 2.8 lakh sq ft, adding an established property to Juniper’s portfolio in the Mumbai-Pune corridor. Juniper Hotels Limited (NSE: JUNIPER) will acquire the hotel undertaking from Imagicaaworld Entertainment Limited for ₹248 crore in cash, subject to transaction costs, adjustments and execution of definitive documents. Completion is expected on or before March 31, 2027, subject to required approvals. The hotel has 287 rooms, restaurants, banquet and meeting facilities, and recreational amenities. Its location near the Imagicaa parks gives it exposure to leisure, social and MICE demand. The key attraction is that Juniper is acquiring an operating hotel rather than developing a greenfield property. The company expects the asset to generate cash flows from day one and sees potential to add banquet capacity and rebrand the property into the upper-upscale segment. In my view, the ₹248 crore purchase price, or around ₹86 lakh per key, needs to be assessed against the hotel's cash generation and investment requirements. The filing does not disclose revenue, EBITDA, occupancy or funding details, so the immediate earnings impact cannot yet be quantified. The next triggers are completion, funding terms, operating performance and any rebranding or expansion. The 287-key addition is meaningful against Juniper’s existing portfolio of seven hotels comprising 1,895 keys. Stance: Strategically positive, with acquisition economics and execution being the key factors to monitor. Disclosure: I do not hold any position or financial interest in Juniper Hotels Limited.
