DLF Ltd Q2FY27 Result Fundamental Outook

DLF Ltd. reported Q2FY27 presales of ₹3,800 crore, declining 12% YoY but exceeding market estimates, supported by robust demand for its luxury and senior-living offerings. The complete sellout of its new Gurugram project, The Aureva, contributed approximately ₹1,900 crore, while The Dahlias generated the remaining ₹1,800 crore. Operational Performance: Collections increased 3% YoY to ₹2,600 crore, while operating cash flow surged 37% to ₹1,900 crore. Net cash flow remained healthy at ₹15,100 crore despite a ₹2,000 crore dividend payout, highlighting financial strength. Growth Outlook: H1FY27 presales stood at ₹4,460 crore, down 72% YoY, significantly below the pace required to achieve the FY27 target of ₹20,000 crore. Timely execution of its Mumbai launch in Q3FY27 and Gurugram luxury project in Q4FY27 will be crucial. These launches carry an estimated gross development value of ₹10,000–12,000 crore. Rental Business: DLF's rental portfolio recorded 96% occupancy. DCCDL's rental income grew 9% YoY to ₹1,480 crore, while net profit increased 17% to ₹750 crore, providing stable recurring cash flows. Investment View: DLF benefits from a strong balance sheet, substantial land reserves, healthy rental income and a ₹58,200 crore launch pipeline. However, execution risks remain given the gap between H1 presales and the annual target. Conclusion: DLF's long-term fundamentals remain strong, supported by recurring rental income and premium project demand. Near-term performance will depend on timely launches and acceleration in presales. At approximately ₹670, investors should monitor execution against FY27 guidance.
