Godrej Properties Q2 collections target of ₹24,000 cr

GODREJPROP
Collections are the primary driver of operating cash flow and working-capital liquidity for a developer; stronger collections accelerate cash conversion and reduce reliance on external funding. Given the company’s market cap (~₹47,112 crore) and recent negative operating cash flow (latest CFO -₹2,003 crore, improving vs. -₹2,242 crore), materially higher collections would be meaningful for leverage and refinancing risk. Management guidance in the context shows H2 collections target of ~₹15,000 crore and OCF expectations (~₹7,000 crore) to reach FCF positivity in H2; exceeding collections would support those targets. However, the headline number (₹24,000 crore for Q2) conflicts with reported Q2/H1 collection figures (₹5,318 crore / ₹9,666 crore) — the inconsistency means the claim needs verification before re-rating financial impact. Collections convert into recognised revenue over time; higher-than-expected collections increases probability of higher booking recognition and improved near-term revenue if deliveries/sales schedules align.
