) plans to invest around ₹1,000 crore on land acquisition in FY27 as it expands its housing and senior living portfolio across key markets. The company says it has sufficient cash to fund the planned investment. What happened? Ashiana is evaluating land parcels across Delhi-NCR, Rajasthan, Maharashtra and Tamil Nadu. The acquisitions will include both outright purchases and joint development arrangements with landowners. The company recently acquired 28.55 acres in Pune for a senior living project. The project is expected to have around 20 lakh sq ft of saleable area and estimated revenue potential of ₹1,800 crore. Why does it matter? The ₹1,000 crore deployment expands the company's future project pipeline, but the timing of returns will depend on land conversion, approvals, construction and sales. At the same time, management expects FY27 sales bookings to remain broadly in line with FY26, when pre-sales exceeded ₹2,400 crore. Q1 FY27 bookings were ₹358 crore versus ₹431 crore a year earlier. My view The important metric is not simply the amount spent on land but the quality of the land acquired and the return it can generate. The Pune senior living project gives some visibility into the potential economics, with ₹1,800 crore of estimated revenue against the recently acquired 28.55-acre parcel. What I am watching next I would track land acquisitions, project launches, booking velocity and cash generation. The key question is whether the new land bank starts translating into higher bookings and revenue without putting pressure on cash flows.
