Juniper Hotels to Acquire Novotel Imagicaa for ₹248 Crore

) has signed a binding Memorandum of Understanding (MoU) with Imagicaaworld Entertainment Ltd to acquire the operating Novotel Imagicaa hotel in Khopoli, Maharashtra, for an aggregate consideration of ₹248 crore. What Is Juniper Acquiring? The property spans approximately 11 acres and has a built-up area of around 2.8 lakh sq. ft. It comprises 287 guest rooms, restaurants, banquet and meeting facilities, recreational amenities and other hotel infrastructure. The property is located next to the Imagicaa Theme Park and Water Park. The acquisition works out to approximately ₹86 lakh per key, where a "key" refers to one hotel room. Why Does This Matter? The transaction adds an operating hotel to Juniper's portfolio rather than requiring the company to develop a new property from scratch. This can reduce the development lead time associated with a greenfield hotel project. The location also gives Juniper exposure to the Mumbai-Pune leisure corridor, with the property catering to leisure, social and MICE (Meetings, Incentives, Conferences and Exhibitions) demand. Juniper has also indicated that it will evaluate opportunities to rebrand the property into the upper-upscale segment and explore additional banqueting and ballroom capacity. The proposed acquisition is subject to definitive agreements, customary closing conditions and required statutory and regulatory approvals.
