SOBHA
reported weak Q2 FY27 financial results, with consolidated net profit declining 54.5% YoY to ₹32.96 crore from ₹72.53 crore. Revenue from operations fell 31.3% to ₹967.06 crore, compared with ₹1,407.66 crore in the corresponding quarter last year.
EBITDA declined to ₹68.73 crore from ₹101.64 crore, reflecting lower revenue recognition and pressure on operating profitability.
However, the company's operational performance tells a different story. Sobha recorded its highest-ever H1 FY27 sales value of ₹5,862 crore, growing 47.2% YoY. Q2 sales bookings stood at ₹2,206 crore, up approximately 16% YoY, while average realisation improved 13.7% to ₹15,522 per sq. ft.
The company also has a strong project pipeline of 20.42 million sq. ft., with an estimated sales potential of ₹31,353 crore. Additionally, revenue yet to be recognised from already-sold units stands at approximately ₹22,041 crore, providing future revenue visibility.
From a research perspective, the difference between strong property sales and declining reported revenue is important. Real estate companies generally recognise revenue based on project completion and applicable accounting requirements, creating a timing gap between bookings and reported earnings.
Investors should monitor project completions, revenue recognition, operating margins, cash collections and debt levels. Delays in project execution could affect future profitability despite healthy bookings.
Learning Takeaway: In real estate, strong sales bookings do not immediately translate into reported revenue or profits. Investors should evaluate project execution, collections and unrecognised revenue alongside quarterly earnings.
