Lodha Developers has outlined an aggressive growth trajectory, projecting a 2.5-fold increase in its PAT to over ₹8,500 crore by FY31

LODHA
Executive Summary Driven by structural tailwinds in the Indian real estate market, the company is positioning itself to systematically capture market share through disciplined expansion, a strong balance sheet, and a robust development pipeline. Strong Financial Foundation (FY26) The company reported exemplary financial performance for the fiscal year 2026. Revenue: Total income expanded to ₹17,119.5 crore, up from ₹14,169.8 crore in FY25. Profitability: Net profit rose to ₹3,430.7 crore compared to ₹2,766.6 crore in the preceding year, yielding a healthy 20% margin. Sales: Pre-sales reached ₹20,530 crore (16% YoY growth), translating to a remarkable 28% CAGR since FY21. Strategic Growth Targets (FY31) Management has set a clear medium-term objective to achieve a 20% CAGR in PAT, scaling from the current ₹3,430 crore to over ₹8,500 crore by FY31. Key growth catalysts include a deepening annuity income base, strong brand equity, and macroeconomic factors such as rising incomes, rapid urbanization, and industry-wide supply consolidation. Robust Pipeline & FY27 Outlook The company’s existing land bank harbors a massive ₹2 trillion sales potential. Launch Pipeline: For FY27, Lodha intends to launch 15 million sq. ft. of residential properties with an estimated revenue potential of ₹21,800 crore across key markets including MMR, Pune, Bengaluru, and Delhi-NCR. Sales Target: The firm is targeting a 17% growth in sales bookings, aiming for ₹24,000 crore for the current fiscal. Capital Allocation Strategy Having aggressively acquired 12 land parcels in FY26 with a combined revenue potential of ₹60,000 crore, management indicated a strategic shift toward reducing near-term land acquisition expenditures. This prudent approach aims to substantially improve free cash flow generation, bolstering balance sheet capacity to sustain long-term shareholder value.
