Four main features of REITs are as follows: Stable cash flow: REITs has steady cash flow from rental income which enables to provide stable dividend payments to unit holders. REITs focus on owning income-producing properties such as office buildings and malls which typically generate stable and predictable cash flows. REITs often enter into long-term lease agreements with tenants, providing a reliable stream of rental income over an extended period. Tax advantage and hedge against inflation: Investing in REITs offers unique tax advantages that contribute to their appeal as dividend paying stocks. Due to their pass-through tax structure, REITs are not taxed at the corporate level, allowing them to distribute the majority of their income to shareholders. Real estate has historically served as an effective hedge against inflation, and REITs are no exception.
