Puravankara enters NCR with ₹5,200 crore project potential

PURVA
rose 1.5% to ₹218.13 on September 22 after securing a 13.44-acre land parcel in Greater Noida with an estimated ₹5,200 crore gross development value. The project has a saleable potential of 4.57 million sq. ft. and marks Puravankara’s entry into the Delhi-NCR residential market. My view is that the key trigger is geographic diversification. Puravankara has historically focused on Southern and Western India, while the NCR entry gives it access to a large residential market. Greater Noida also benefits from infrastructure development around the Yamuna Expressway and the upcoming Noida International Airport. This is also the company’s largest land transaction in FY27 so far. Including this project, Puravankara’s FY27 business development across Delhi-NCR, Mumbai and Bengaluru covers around 10.74 million sq. ft. of saleable area with an estimated GDV of ₹14,100 crore. The key point to watch is conversion of GDV into actual sales and cash flows. Land acquisition, project approvals, construction timelines, launch velocity and capital deployment will determine how much of the ₹5,200 crore opportunity translates into earnings. My stance: The NCR entry expands Puravankara’s growth pipeline, but execution, sales velocity and capital efficiency will determine the financial impact.
