Mahindra Lifespaces Expands Mumbai Footprint with ₹5,600 Crore Project Potential and Boosts Chennai Industrial Ecosystem

Mahindra Lifespace Developers Ltd ($MAHLIFE) has strengthened its presence in Mumbai by acquiring a 15-acre greenfield land parcel in Kandivali East, offering a development potential of around 1.8 million square feet and an estimated Gross Development Value (GDV) of approximately ₹5,600 crore. The location benefits from strong connectivity through the Western Express Highway, existing metro corridors and the upcoming Borivali–Thane Twin Tunnel, which is expected to improve access between Mumbai’s western suburbs and Thane and support long-term growth. The area also enjoys robust social infrastructure and sustained residential demand. In another development, Mahindra Industrial Park Chennai Ltd (MIPCL), a joint venture between Mahindra World City Developers Ltd and Japan’s Sumitomo Corporation, announced that YKK India Pvt. Ltd. will establish its third manufacturing facility in India at Origins by Mahindra, Chennai. The new plant will cover around 149,936 square metres and involve an investment of $150 million, with completion targeted by February 2028. With YKK India joining global manufacturers such as Mitsubishi Electric, Yanmar and Omron, the industrial cluster continues to attract international investments, further strengthening Mahindra Lifespaces’ presence across both residential and industrial real estate segments.
