has reached a settlement with the Government of NCT of Delhi to close a long-running dispute over a 42.46-acre land parcel in Sultanpur/Ghitorni, Delhi. Under the agreed terms, the land will be split equally, giving NBCC 21.23 acres, for which the Delhi government will execute a perpetual lease deed in NBCC’s favour.
The settlement also grants NBCC development rights aligned with the Master Plan for Delhi (MPD‑2021), including permission for sub-leasing and mixed-use development as per zoning norms. Financially, NBCC will pay a one-time land premium of ₹135 crore plus ₹15 crore as lump-sum interest (₹150 crore total), along with ground rent arrears calculated at 2.5% per annum from 2006 on the premium amount, taking the total payout to ₹220 crore.
NBCC indicated that development on its allotted 21.23 acres could deliver around 4.45 lakh sq metres of built-up area and generate estimated revenue of about ₹8,500 crore, subject to project execution and approvals. The company stated the settlement will be placed before the Delhi High Court, and it plans to file for withdrawal of the related writ petition.
