Puravankara adds ₹2,500 crore Bengaluru project

Puravankara Limited has signed a joint development agreement for a 12.76-acre land parcel in Sathanur, North Bengaluru, with an estimated gross development value of ₹2,500 crore. The project will have a saleable area of around 1.90 million square feet, adding to the company's residential development pipeline. The agreement takes Puravankara's FY27 business development additions to eight projects across Bengaluru, Mumbai and Delhi-NCR, with a combined estimated GDV of ₹16,600 crore and development potential of 12.64 million square feet. Bengaluru accounts for six projects, with an estimated GDV of ₹8,800 crore. The latest addition supports the company's expansion strategy, but the ₹2,500 crore GDV represents estimated sales potential, not immediate revenue or profit. Actual returns will depend on approval timelines, launch pricing, construction costs and sales absorption. The company has not disclosed a launch date or construction schedule, making execution the next key factor to track. My view: The deal strengthens Puravankara's future project pipeline and reinforces its focus on Bengaluru, where the company is adding scale through land partnerships. However, investors should distinguish between project announcements and cash flow generation. The key triggers will be regulatory approvals, project launch details and booking momentum. Any delay in approvals or slower-than-expected sales could push revenue recognition further out. Puravankara shares traded at ₹209.83 on October 12, up 1.24%, or ₹2.57. I would watch execution updates and sales bookings before drawing a stronger conclusion on the stock's upside.
