Bagmane Prime Office REIT (BPOR) is a maiden book-building route combo IPO of 34 million units to raise ₹3,405 crore, with an upper cap price band of Rs. 95-100 per unit. The company has announced its maiden IPO to mobilize funds for part-funding the acquisition of Luxor@Bagmane Capital Tech Park by BDPL and acquiring 93% shares capital of BRPL. BPOR is backed by the Bagmane Group, one of India's leading pure-play Grade A+ office owner and developer with almost three decades of experience in operating, developing, leasing, and managing large format commercial real estate. The company has delivered over 29.7 million sqft across 7 commercial real estate projects in Bengaluru, representing approximately 12.8% of Bengaluru's total Grade A office stock. The company's tenant roster includes marquee foreign-headquartered multinational tenants such as Google, Amazon, Nvidia, and others, who rank among the largest companies globally in terms of market capitalization. BPOR has consistently maintained a committed occupancy of more than 94.1% since FY2021 even during the COVID-19 pandemic. The NAV of the unit as of December 31, 2025, stood at Rs. 109.13 per unit. BPOR has been assigned an issuer rating of Provisional CARE AAA/Stable and Provisional ICRA AAA/Stable by CARE Ratings and ICRA Ltd., respectively. Overall, BPOR's impressive growth story, strong track record, and robust tenant roster position it as a favorable investment opportunity for investors. However, the company's reliance on foreign-headquartered multinational tenants may pose some risks. Additionally, the IPO pricing may be attractive but also carries some risk.
