NESCO

Nesco is a unique asset-heavy play, owning massive commercial real estate and exhibition centers in Mumbai. It acts as a cash cow, generating high-margin rental income. With a market cap of ₹8,500 crore and a PE of 21, it is entirely debt-free. The financials are staggering: operating margins consistently sit between 50-65%. Revenue has grown steadily to ₹932 crore, with net profits reaching ₹375 crore. Analyst Opinion: Nesco is the "defensive anchor" for a small-cap portfolio. You don’t buy Nesco for 50% annual revenue growth; you buy it for the incredible cash flow and the safety of its Mumbai land bank. The 60% margins are unheard of in most industries. While the growth is slower than a manufacturing firm, the lack of debt and the "toll-booth" style business model make it a very attractive low-risk investment for long-term wealth preservation. It’s a "sleep-well-at-night" stock.
