AB Real Estate - New lease of life for Century Textiles

Aditya Birla Real Estate (ABREL), formerly Century Textiles and Industries, reported its first quarter results as a standalone real estate entity after spinning off its paper and textile businesses. The company has agreed to sell its paper division to ITC for ₹3,500 crore, with the deal expected to close in Q2 FY26. This strategic move is part of ABREL’s plan to focus on high-growth real estate ventures and optimize capital. Around ₹1,200 crore from the sale will be used for business development, with additional funding coming through borrowings or project-level equity partnerships, such as the joint venture with Mitsubishi Estate. Management has adopted a conservative approach to acquiring new projects, focusing on strong fundamentals like location, zoning, and market viability. ABREL aims to expand its ₹70,000 crore project pipeline in FY26 while maintaining disciplined BD strategies. With rising pre-sales and a robust pipeline, the company is well-positioned for sustained growth. In South Mumbai, where competition is heating up, Birla Estates plans to launch the third phase of its flagship project, Birla Niyaara, in H2 FY26. The upcoming phase will follow a “changed format” to align with evolving buyer expectations, following strong sales in earlier towers.
