Indian Real Estate Sector Faces 10th Consecutive Quarterly Slowdown

The Indian real estate sector is witnessing a prolonged downturn, with housing sales in the top 9 cities declining 4% to 1,00,370 units and new launches dropping 10% to 92,229 units quarter-on-quarter—marking the 10th consecutive quarterly decline. The slowdown is particularly sharp in Maharashtra, where markets like Mumbai, Navi Mumbai, Thane, and Pune saw sales drop by 6–28%. Rising prices and escalating construction costs have dented affordability, dampening buyer sentiment. This is reflected in the Nifty Realty index, which fell 0.8% in a month and 15% over the past year. However, major developers remain optimistic: Lodha, Godrej Properties, and Ajmera Realty project strong pre-sales growth, with Morgan Stanley estimating ₹11,000 crore in Q3 pre-sales—up 44% YoY among top players. While the broader market struggles, large developers are betting on premium demand and strategic pricing. The sector’s recovery will depend on cost stabilization, policy support, and sustained consumer confidence.
