NBCC Settles Land Dispute with Delhi Government; Gains Development Rights on 21.23 Acres

NBCC (India) Limited has reached a settlement with the Government of NCT of Delhi (GNCTD) to resolve a long-pending legal dispute related to a 42.46-acre land parcel in Ghitorni village, Delhi . Under the settlement terms, the land will be equally divided between NBCC and GNCTD, resulting in a 21.23-acre share for NBCC. For its portion, GNCTD will execute a perpetual lease deed in favour of NBCC. The agreement grants NBCC development rights in line with the Master Plan for Delhi (MPD-2021). These rights include mixed-use development and sub-leasing, subject to applicable city zoning regulations. The settlement removes a key legal overhang that had remained unresolved for several years and provides clarity on ownership and development rights. This is expected to strengthen NBCC’s land bank in Delhi and may offer future value-unlocking opportunities, depending on project execution and market conditions.
