In 2020, I was a typical retail investor — juggling stock tips, refreshing charts, and chasing the next “10x opportunity.” Every market dip felt like a crisis, every YouTube video felt like a tip-off, and honestly, I was just exhausted. 😓📉 At first, I ignored it. An InvIT is like a mutual fund for infrastructure. It pools money from investors to own and operate cash-generating infrastructure assets — like highways, transmission lines, pipelines, etc. They’re regulated by SEBI, offer transparency, and must distribute at least 90% of their cash earnings to investors regularly. Think of it this way: 📦 You invest in an InvIT 🔌 The InvIT owns income-producing assets (like power transmission lines) 💰 Those assets generate stable income 📤 You receive regular payouts (quarterly, semi-annual, etc.) 🏗️ Why PowerGrid InvIT caught my attention: Backed by PowerGrid Corporation of India – a Maharatna PSU with a proven track record No Greenfield Risk – assets are already operational (not under construction) Government-backed cash flows – revenue comes from long-term contracts with discoms and central agencies Stable NAV – it’s not a stock, so volatility is much lower Quarterly payouts – like earning rent, without owning real estate Tax-efficient – a portion of the income is categorized as ‘return of capital,’ which is not taxed in your hands (as per current laws) Not every investment needs to explode. Some just need to pay you while you wait. 📌 My Learning : Not every asset has to be “exciting.” Some just need to be reliable. InvITs offer a rare mix of transparency, regular income, and stability — qualities we often ignore in our chase for high returns. Instead of only asking, “How much return can I make?” Start asking, “How much risk am I taking for this return?
