🏢 India’s Housing Market Shifts Toward Premium Segment

Picture a new homebuyer in Mumbai or Bengaluru walking into a sales gallery—two years ago, half the projects started below ₹1 crore. Now, 62% of homes sold in H1 2025 are priced over this mark, with demand in ₹3–5 crore homes up 14% and luxury (₹10–20 crore) sales rocketing 170% year-on-year. As inflation eased and RBI cut rates by 1%, more buyers upgraded into premium and luxury properties, especially in top seven cities.​ Despite a 1% dip in Q3 volumes, sales value shot up 14%. Premium launches doubled year-on-year, led by Chennai, Kolkata, and Bengaluru, with buyers keen on larger homes and top locations. Price growth is strongest in NCR (+19%), followed by Bengaluru (+15%) and Hyderabad (+13%), driven by limited supply and upgraded aspirations.​ For the lone investor the trend is clear, developers focusing on luxury and premium homes are reaping better value, and urban property stocks stand to gain from this shift in buyer patterns.
