Housing sales dip 20% in Q2 2025 across top 7 cities, pressured by elevated prices and volatility across assets, which has kept buyers refraining from fresh purchase As per Knight Frank, housing sales in 2024 rose 7% year-on-year, hitting a 12-year high. However, unsold inventory also climbed 5% to over 4.95 lakh units. Despite strong overall demand, unsold stock has steadily grown since 2020 due to supply outpacing sales. Since then, India’s residential market has delivered an impressive 23% annual sales growth. It must be noted that over the last 10 quarters (Q1 2023–Q2 2025), Indian residential housing sales have experienced a cycle of strong growth, peaking, and recent moderation, marked by a pronounced shift toward premium and luxury homes: 1. Sales momentum was robust through 2023 and into early 2024, Q1 2024 marked a decadal high with 1,30,170 units sold across top 7 cities. 2. Q2 2024 saw a slight dip; by Q1 2025, sales fell sharply to 65,246 units (-12% YoY) 3. Q2 2025 saw a modest QoQ uptick to ~96000 units but a steep 20% YoY drop, with only Chennai showing annual growth. MMR and Pune, which usually contribute nearly half of national sales, saw the sharpest falls 4. New launches continue to favor luxury/ultra-luxury segments (46% of new supply), while affordable housing’s share has shrunk to 12%
