Indian Real Estate Faces Affordability Challenge Amidst Growth

The Indian real estate sector is seeing a surge in new project launches and strong pre-sales, especially from large, listed developers. However, rising property and land prices are creating affordability issues and may dampen future demand. → Solid Q1 Performance and Launch Momentum: Listed developers had their best-ever quarter in Q1 FY26, with aggregate pre-sales soaring 45% YoY to ₹43,200 crore. However, this has led to a significant increase in average residential prices, with the National Capital Region (NCR) and Bengaluru seeing the steepest surges of up to 27% YoY. This price inflation is expected to worsen affordability for prospective buyers, which could negatively impact demand momentum. → Land Acquisition Challenges and Risks: Large developers are buying land parcels beyond their core markets to expand and reduce concentration risk. However, rising land costs, driven by new infrastructure projects, are making new business development more challenging. Land prices in areas like the Yamuna Expressway and Devanahalli have surged by over 300% since 2019. The real estate sector also faces potential downside risks from a secondary impact of new tariffs and layoffs in the IT sector, which could affect demand.
