] shares jumped over 6% following Q2FY27 results, driven by management guidance of a sharp step-up in project launches.
The company lined up a launch pipeline worth ₹19,070 crore for the second half of the fiscal year across 11.1 million square feet, marking a major acceleration from ₹4,080 crore in H1. Pre-sales for Q2FY27 rose 10% year-on-year to ₹5,037 crore, supported by strong momentum in Bengaluru at ₹1,860 crore, while total H1 pre-sales reached ₹9,670 crore against an annual target of ₹24,000 crore.
While the headline focus centers on aggressive H2 expansion into the National Capital Region and Bengaluru, the underlying reality requires heavy execution. Historically, new launches account for one-third of quarterly sales, but recent contributions dipped below that threshold. Achieving the full-year target depends entirely on translating the ₹19,070 crore launch pipeline into actual conversions. Cost inflation of 4% remains manageable against an expected 6% portfolio price growth, but rising home loan interest rates continue to apply mild pressure on mid-segment demand between ₹1 crore and ₹5 crore.
Investors should monitor pre-sales velocity, execution speed across new markets, and the pace of land monetisation at Palava.
