DLF profit rises 10% as total income grows

Research Analyst: UJVIN NEVATIA (PROPRIETOR: NEVAT INVESTMENTS) | SEBI Registration No.: INH100009628 DLF Limited (

DLF
) reported consolidated net profit of ₹1,301 crore in Q2 FY27, up around 10% year-on-year. Total income increased to ₹2,297 crore from ₹2,262 crore a year earlier. What happened? Revenue from operations declined 23.3% year-on-year to ₹1,261 crore, while EBITDA rose 17.5% to ₹1,060 crore. New sales bookings reached ₹3,800 crore, down from ₹4,332 crore a year earlier. The company's luxury senior-living project, The Aureva in Gurugram, was completely sold out. Operating cash flow stood at ₹1,858 crore and the company maintained a net cash position of ₹15,084 crore despite a dividend outflow of ₹1,980 crore. Why does it matter? Profit growth alongside lower revenue from operations highlights the importance of project execution cycles and income mix in real estate. Strong sales bookings and cash generation provide support, but year-on-year booking growth remains an important metric to monitor. My view DLF's profit growth and strong cash position are encouraging. However, the decline in operating revenue and sales bookings shows that performance should be assessed across multiple quarters rather than through profit growth alone. What I am watching next I would track new sales bookings, project launches and completions, operating cash flow, rental income and margins to assess the sustainability of growth.
