India Housing 2025: Sales Volumes Fall 14% to ~3.96 Lakh Units, but Deal Value Rises 6% Past ₹6 Lakh Cr on Premiumisation

Housing sales across India’s top seven cities fell 14% in 2025 to about 3,95,625 units (vs 4,59,645 units in 2024), even as the total value of homes sold rose 6% to over ₹6 lakh crore, driven by higher ticket sizes and a richer mix. The study (ANAROCK) attributes the volume slowdown to hardening prices, IT-sector layoffs, and broader uncertainty including geopolitical concerns. On supply, new launches in these seven cities rose about 2% to ~4.19 lakh units in 2025, indicating inventory and choice expanded even as absorption softened. Price growth also moderated to single digits in 2025 (about 8% across the seven cities), with NCR the outlier at ~23% due to a sharp skew towards launches priced above ₹2.5 crore.
