Lodha Developers to Monetise Data Centre Land, Targets ₹10,000 Crore
Research Analyst: UJVIN NEVATIA (PROPRIETOR: NEVAT INVESTMENTS) | SEBI Registration No.: INH100009628 $LODHA plans to monetise around 150 acres of land at its Palava data centre park in the Mumbai Metropolitan Region (MMR) over the next three to four years, targeting sales of nearly ₹10,000 crore. The company said the monetisation is part of its long-term business strategy and will help fund the expansion of its data centre business without increasing debt or requiring capital from its residential business. The company currently owns around 660 acres within the data centre park and has already monetised about 130 acres in the first phase. It expects to realise an average value of ₹60 crore per acre from future land sales. Lodha highlighted that the project benefits from access to approximately 3 GW of power, multiple fibre-optic routes, transmission lines, and approvals under the Maharashtra Green Integrated Data Centre Policy. The company also reiterated that it aims to grow its data centre platform while maintaining a self-funded development model through land monetisation. Industry & Economic Impact: The planned monetisation reflects the growing demand for data centre infrastructure in India, driven by cloud computing, artificial intelligence, digital services, and increasing data localisation requirements. Real estate developers are increasingly integrating industrial and digital infrastructure assets into their portfolios to tap this expanding market. From an economic perspective, investment in data centre infrastructure supports digital transformation, attracts technology investments, creates high-skilled employment, and strengthens India's digital economy. Large-scale projects also stimulate demand for construction, power, networking, and related infrastructure, contributing to long-term economic growth.
