Ltd kicked off FY26 with a bang, posting a 78% jump in Q1 pre-sales to ₹11,425 crore, thanks almost entirely to the blockbuster launch of its luxury Privana North project in Gurugram, which accounted for 96% of bookings. DLF also sold out its Mumbai debut project, The West Park, pulling in ₹2,300 crore in sales and showcasing its brand power in new geographies.
Despite these headline numbers, investors are cautious. Cash collections fell 6% year-on-year due to delayed construction and weather setbacks, signaling that not all booked sales will quickly translate into cash. Margins took a hit too: the Q1 Ebitda margin dropped to a multi-year low of 13.4%, dragged down by a greater share of sales from lower-margin projects like One Midtown and Garden City.
The company is sticking to its ₹20,000–22,000 crore pre-sales target for FY26, and while it’s already achieved nearly 50% of this, analysts don’t see significant upside shocks ahead. DLF’s cautious land acquisition strategy and narrow focus on NCR, Tri-City, MMR, and Goa mean new growth stories may remain limited for now. Its pipeline—₹62,900 crore worth of medium-term launches—looks promising but execution and timely approvals remain critical.
Rival Lodha Developers is more aggressive, targeting 20% pre-sales growth and executing rapid business development, making DLF’s flat guidance look conservative in comparison.
DLF shares are down 8% in 2025, less than the Nifty Realty index’s 16% fall, but with limited unsold inventory after strong Q1 sales, further growth depends on the timely launch of new projects beyond premium developments like The Dahlias.
Commercial occupancy stayed strong at 94%, and the company plans to ramp up rentals, especially in retail and prime commercial hubs.
