Godrej Properties Limited (GPL)

GODREJPROP
Godrej Properties Limited (GPL) has demonstrated exceptional operational resilience in the current fiscal year, marked by a high-impact entry into the Hyderabad real estate market and sustained double-digit growth in sales bookings. In its inaugural year of operations in Hyderabad, GPL secured sales exceeding ₹2,600 crore from just two strategic launches, validating the region as a critical growth engine. Executive Chairperson Pirojsha Godrej has reaffirmed the company's commitment to aggressively expanding its footprint in this high-potential market, capitalizing on robust demand for premium residential assets. This geographic diversification effectively de-risks the portfolio while complementing GPL’s established market leadership in MMR, NCR, Pune, and Bengaluru. To underpin this growth trajectory, the company is executing an aggressive land acquisition strategy. GPL recently emerged as the highest bidder for a prime 5-acre land parcel in Neopolis, Kokapet, with an estimated revenue potential of ₹4,150 crore and a saleable area of 2.5 million sq. ft. This acquisition, following a 7.8-acre purchase in Kukatpally, aligns with the company’s fiscal objective to add ₹30,000 crore in revenue potential this year through a mix of outright purchases and Joint Development Agreements (JDAs). Financially, GPL recorded a strong 13% year-on-year growth in sales bookings, reaching ₹15,587 crore in H1 FY26 compared to ₹13,835 crore in the prior year. Supported by strong market fundamentals and a deep launch pipeline, management remains confident in achieving its full-year sales booking guidance of ₹32,500 crore. Building on the ₹29,444 crore sales benchmark set in FY25, these metrics offer investors clear visibility into GPL’s scalable business model and long-term value creation capabilities.
