India's eco-friendly, sustainable warehousing capacity expected to increase fourfold by 2030: JLL India research.

The green warehousing sector in India is experiencing swift expansion, as certified sustainable warehouse space is projected to increase fourfold to 270 million square feet (sq. ft.) by 2030, up from 65 million sq. ft. in 2024, based on a JLL India report. In the last five years, the Grade A warehousing inventory in major cities has surged 2.5 times, rising from 88 million sq. ft in 2019 to 238 million sq. ft in 2024, fueled by increasing needs for contemporary storage and distribution facilities due to India’s economic modernization and the booming e-commerce industry. Institutional-grade warehousing, a significant factor in this growth, has increased from 28 million sq. ft to 90 million sq. ft in the same timeframe, indicating boosted confidence among international investors who are enhancing sustainability and operational benchmarks via certifications like Leadership in Energy and Environmental Design (LEED), Indian Green Building Council (IGBC), and Green Rating for Integrated Habitat Assessment (GRIHA). From the Grade A institutional stock, approximately 72%, equating to 65 million sq. ft, is currently green-certified or undergoing the certification process, with projections indicating this number will quadruple by 2030. Institutional investors have sped up the green transition, with more than 45% of their portfolios certified and an additional 20% either pre-certified or in the process of certification. Corporate tenants are prioritizing eco-friendly warehouses to achieve their net-zero targets, emphasizing energy efficiency of 30-40%, water preservation, waste repurposing, and sustainable materials. India’s warehousing sector is anticipated to hit 885 million sq. ft by 2030, with institutional contributions making up 260 million sq. ft, of which 80% is projected to be eco-friendly. Modifying current assets and broadening funding opportunities are essential for maintaining this change.
