Tata Power Trading Company Limited, a fully owned subsidiary of Tata Power, has collaborated with Keppel Limited and Tata Realty and Infrastructure Limited to implement a large-scale Cooling-as-a-Service (CaaS) solution at Intellion Park in Chennai. Situated in Taramani’s IT corridor and covering more than 25 acres, the project will incorporate a total cooling capacity of 12,100 tonnes of refrigeration (TR). Set to start operations by October 2026 under a 15-year agreement, the project aims to greatly improve energy efficiency in commercial facilities. The implementation is projected to decrease total energy usage at the facility by over 20%, aided by efficient systems and enhanced lifecycle processes.
Central to the project is an AI- and ML-based Operations Nerve Centre created by Keppel, facilitating real-time oversight, predictive analytics, and adaptive optimization of cooling efficiency. The system aims to enhance operational reliability, sustainability, and efficiency throughout the campus, which currently obtains green energy from Tata Power. This partnership combines Tata Power’s energy knowledge, Keppel’s tech skills, and Tata Realty’s asset management prowess, establishing CaaS as an adaptable framework for significant commercial and industrial projects. The partners noted that the initiative might broaden to cover larger HVAC systems in the future, emphasizing the transition towards energy-efficient and low-carbon infrastructure options in India's expanding commercial real estate industry.
