Lemon Tree Hotels completes ₹120 crore Bandra land acquisition Lemon Tree Hotels Limited (LEMONTREE) has completed a ₹120 crore land acquisition in Bandra (East), Mumbai, through its material subsidiary Fleur Hotels Limited. The acquired site is planned for a 172-key Lemon Tree Premier hotel, adding another property to the company’s Mumbai portfolio. The land parcel measures approximately 989.30 square metres and is located along the Western Express Highway, adjoining the Bandra Kurla Complex. The transaction consideration of ₹120 crore excludes stamp duty and registration charges. The proposed hotel is expected to cater to business travellers, MICE, leisure and social segments. The location connects the BKC business corridor with Bandra and gives the company another presence in a high-demand Mumbai micro-market. My view is that the acquisition is positive for Lemon Tree Hotels from a long-term capacity expansion perspective. The key benefit is not the land purchase itself, but the potential earnings contribution from a 172-key property once it becomes operational. However, the financial impact will take time to materialise because the hotel still needs to be developed and ramped up. I would watch the project development timeline, construction spending and the eventual opening of the property. Execution and the ability to generate healthy occupancy and room rates will determine the return on this ₹120 crore investment. Overall, I view the announcement as positive for the company’s long-term growth, while the near-term impact should remain limited until the property becomes operational.
