Lodha Developers: Data Centres Add a New Growth Engine

LODHA
is scaling up its data centre business at Palava, with land monetisation emerging as an important part of its long-term annuity strategy. The company has around 660 acres earmarked for its data centre park and plans to monetise another 150 acres over the next 3–4 years, which management expects to generate around ₹9,000–10,000 crore of sales. The proceeds are expected to largely fund the development of around 1 GW of powered-shell data centre capacity across approximately 90 acres. Management expects this capacity to generate over ₹2,000 crore of annual rental income by FY32. Importantly, the data centre expansion is designed to be largely self-funded through land sales within the same park, limiting incremental leverage at the group level. The data centre business could therefore change Lodha’s earnings mix from being predominantly residential-led toward a combination of residential development, land monetisation and recurring annuity income. Management is targeting more than ₹3,000 crore of annual annuity income by FY32, with data centres expected to contribute the largest share.
